American Estimate Hub

Material takeoffs you can order from and bid with.

Accurate material takeoffs from your plans: quantities by unit, waste factors you can adjust, and marked-up drawings that show every measurement.

A material takeoff is the count behind every purchase order and every bid. We measure your drawings item by item and deliver quantities in the units your suppliers actually sell: sheets of drywall and OSB, board feet of lumber, bags and blocks, squares of shingles, and tons of rebar.

Each takeoff is color-coded on the drawings so you can verify what was counted and what was not. Waste factors are applied separately by material, which keeps the measured quantity and the order quantity visible side by side.

Takeoffs can be quantity-only for teams that price their own work, or carried into a priced material list when you want a starting point for supplier comparisons.

  • Measured quantities by unit: Linear, area, volume, count, and weight measurements taken directly from scaled drawings, with units noted on every line.
  • Order-ready conversions: Measured areas and lengths converted to purchasable units such as 4x8 or 4x12 sheets, studs by length, CMU by count, and rolls or cartons.
  • Waste and lap allowances: Material-specific waste, lap, and cut-off allowances applied as reviewable factors rather than hidden in totals.
  • Color-coded markups: Every measured area, run, and count is highlighted on the PDF so field and office staff can trace each quantity.
  • Organized by area or phase: Quantities can be broken out by floor, building, unit type, or phase to match how you plan to buy and install.
  • Optional material pricing: Priced material lists can reflect current regional pricing references, with unit costs you can replace with your supplier quotes.

Frequently asked questions

What is the difference between a takeoff and an estimate?

A takeoff is the measured quantity of each material and scope item. An estimate takes those quantities and applies material, labor, equipment, and markup costs. We can deliver either, depending on what you need.

Do you include waste in the quantities?

We show the net measured quantity and apply waste factors as a separate, visible adjustment by material type. You can change those factors to match your crews and your supplier practices.

Can you take off only one trade?

Yes. Many subcontractors order a single-trade takeoff, such as framing, drywall, or concrete. The scope is set in the quote, and turnaround and fee depend on the size of that scope.
