Drywall estimates measured sheet by sheet.
Drywall and acoustical ceiling takeoffs: board by sheet and SF, metal studs by LF, finish levels, and ceiling grid and tile by SF.
Drywall scope is defined by partition types. We measure each wall by type and height, then quantify studs, track, board layers, insulation, and finish level according to the partition schedule, so a two-layer rated wall is not priced like a single-layer partition.
Ceilings are measured by type: gypsum board ceilings and soffits by SF with framing, and acoustical ceilings by SF of tile with grid main runners, cross tees, and wall angle by LF. Corner bead, trim, and fire-rated details are counted where they appear.

- Division 09 — Finishes
What we quantify
- Gypsum board by type and thickness (SF / sheets)
- Metal studs and track (LF)
- Partitions by type and height (LF / SF)
- Gypsum ceilings and soffits (SF)
- Acoustical ceiling tile (SF)
- Ceiling grid and wall angle (LF)
- Taping and finishing by level (SF)
- Corner bead and trim (LF)
- Shaft wall and rated assemblies (SF)
What the estimate accounts for
- Partition types: Every wall is assigned its partition type so layers, stud gauge, and spacing match the architectural details.
- Board waste and sheet size: Board area is converted to sheets with waste applied by condition; ceiling heights help choose between 8, 10, and 12 foot sheets.
- Finish levels: Level of finish is tracked by area, since higher finish levels change labor considerably.
- Openings and deductions: Large openings are deducted while small ones are typically carried, following common drywall estimating practice.
- Ceiling heights and access: Heights above typical reach are noted so scaffolding and lift time can be priced.

Frequently asked questions
Do you take off metal studs with the drywall?
Yes. Studs and track are measured by gauge, size, and spacing for each partition type, along with the board layers on each side.
How do you handle drywall waste?
We measure net area by wall and ceiling type, convert to sheets, and apply a waste factor you can review and adjust in the workbook.
Do you include acoustical ceilings?
Yes. Acoustical tile is measured by SF and grid components by LF, organized by ceiling type from the reflected ceiling plans.
