American Estimate Hub

Masonry estimates counted block by block.

Masonry takeoffs for CMU, brick, and stone: unit counts, grout by CY, mortar, reinforcing, ties, and lintels measured from your plans.

Masonry estimating turns wall area into units, mortar, grout, and steel. We measure net wall area by type after deducting openings, then convert to CMU, brick, or stone quantities using the unit size and coursing shown on the drawings.

Grouted cells, bond beams, horizontal joint reinforcement, vertical rebar, ties, lintels, and control joints are each quantified, so the estimate reflects reinforced masonry the way the structural engineer drew it rather than a simple area times a unit price.

CSI MasterFormat divisions

  • Division 04 — Masonry

What we quantify

  • CMU walls by size and type (SF / EA)
  • Face brick veneer (SF / EA)
  • Stone and manufactured stone veneer (SF)
  • Grout for cells and bond beams (CY)
  • Mortar (CY / bags)
  • Vertical and bond beam rebar (LB)
  • Horizontal joint reinforcement (LF)
  • Veneer ties and anchors (EA)
  • Lintels and sills (LF / EA)
  • Control and expansion joints (LF)

What the estimate accounts for

  • Opening deductions: Doors, windows, and louvers are deducted from gross area, with jamb, sill, and lintel conditions counted separately.
  • Grout spacing: Grouted cell spacing follows the structural drawings, whether solid-grouted or grouted at specified intervals.
  • Unit waste and breakage: Waste factors for cutting and breakage are applied by unit type and remain adjustable in the workbook.
  • Scaffolding and wall height: Wall heights are noted so scaffolding, lifts, and productivity can be priced for the actual working conditions.

Frequently asked questions

How do you count CMU from the drawings?

We measure net wall area by block size and type, deduct openings, and convert to unit count based on the nominal block face. Special units such as bond beam, lintel, and corner blocks are counted separately where they apply.

Do you include grout and rebar?

Yes. Grout is calculated by CY based on grouted cell spacing and bond beams, and rebar is taken off by size and converted to weight.

Can you estimate brick veneer on a residential project?

Yes. We measure veneer area by elevation, deduct openings, and count brick, mortar, ties, flashing, and weeps for the wall area shown.
