Framing takeoffs down to the last stud.
Framing takeoffs for walls, floors, and roofs: studs, plates, headers, joists, trusses, and sheathing by piece, BF, MBF, and sheet.
Framing lumber is ordered by size and length, and labor follows the complexity of the walls, floors, and roof. We take off plates by LF, studs by count and length based on plate height and spacing, headers by opening size, and corners, intersections, and blocking from the floor plans.
Floor and roof systems are measured from the framing plans, whether dimensional joists and rafters, I-joists, or engineered trusses. Sheathing, subfloor, and hardware such as hangers, straps, and hold-downs are counted so the package reflects the structural drawings.

What we quantify
- Wall plates (bottom, top, double top) (LF)
- Studs by size and length (EA)
- Headers and beams (EA / LF)
- Floor joists and I-joists (EA / LF)
- Roof rafters or trusses (EA)
- Wall and roof sheathing (SF / sheets)
- Subfloor panels (SF / sheets)
- Blocking and backing (LF / BF)
- Framing lumber totals (BF / MBF)
- Hangers, straps, and hold-downs (EA)
What the estimate accounts for
- Stud layout: Studs are counted from spacing plus corners, intersections, openings, and king and jack studs, not just wall length divided by spacing.
- Lumber waste: Waste factors for cut-off and culls are applied by material type and can be tuned to your crews and supplier.
- Sheet layout: Sheathing is converted to full sheets with allowances for openings, gables, and cut patterns.
- Engineered products: LVLs, glulams, I-joists, and trusses are listed by size and span so they can go straight to the supplier for quoting.
- Structural hardware: Hangers, hurricane ties, straps, and hold-downs are counted from the shear wall and framing details.

Frequently asked questions
Do you provide a lumber list by size and length?
Yes. Framing takeoffs are delivered as a material list by size, grade where specified, and length, along with BF and MBF totals.
Can you take off trusses or should the truss supplier do it?
We count trusses by type and span from the roof plan for budgeting. Final truss design and quantities come from the truss manufacturer, and we note that as an assumption.
Do you include sheathing and hardware?
Yes. Wall, roof, and floor sheathing are converted to sheets, and structural hardware is counted from the plans and details.
