American Estimate Hub

Roofing estimates measured by the square, flashed by the foot.

Roofing and waterproofing takeoffs: shingles and membranes by the square, flashing and edge metal by LF, and below-grade waterproofing by SF.

Roof area on a plan view is not roof area in the field. We measure true roof area by pitch for steep-slope roofs and by plane for low-slope systems, then convert to squares with allowances for hips, valleys, ridges, and starter courses.

Underlayment, ice and water barrier, flashing, drip edge, ridge vent, gutters, and downspouts are each taken off by LF or SF. For commercial work we quantify membrane, insulation, cover board, tapered systems, edge metal, and penetrations, along with below-grade and plaza waterproofing.

CSI MasterFormat divisions

  • Division 07 — Thermal and Moisture Protection

What we quantify

  • Asphalt shingles, tile, or metal roofing (SQ)
  • Low-slope membrane roofing (SQ / SF)
  • Roof insulation and cover board (SF)
  • Underlayment and ice barrier (SQ / rolls)
  • Hips, ridges, and valleys (LF)
  • Flashing and edge metal (LF)
  • Gutters and downspouts (LF)
  • Roof penetrations and drains (EA)
  • Below-grade waterproofing (SF)
  • Sealants and joint fillers (LF)

What the estimate accounts for

  • Pitch factors: Steep-slope areas are adjusted from plan area using the roof pitch, so quantities match the surface being covered.
  • Waste by roof complexity: Cut-up roofs with many hips and valleys carry more waste than simple gables, and the factor is visible and adjustable.
  • Tapered insulation: Tapered systems are quantified by average thickness and area where the layout is shown, or noted for supplier design.
  • Tear-off and re-roof: For re-roofs, existing layers, decking repair allowances, and disposal are noted as separate items.

Who orders it

  • Roofing contractors
  • Waterproofing subcontractors
  • General contractors
  • Home builders

Frequently asked questions

What is a roofing square?

A square is 100 SF of roof surface. Roofing materials such as shingles are commonly sold and priced by the square.

Do you account for roof pitch?

Yes. We apply the pitch shown on the drawings to convert plan area to actual roof surface area before calculating squares.

Can you estimate commercial membrane roofs?

Yes. We take off membrane, insulation layers, cover board, edge metal, curbs, drains, and penetrations for TPO, PVC, EPDM, and modified bitumen systems.
