Flooring estimates measured room by room.
Flooring takeoffs by room and material: carpet by SY, tile and LVP by SF, wood flooring, base, transitions, and floor prep.
Flooring takeoffs follow the finish schedule room by room. We measure each floor finish by SF, convert carpet to SY, and separate tile, luxury vinyl plank, sheet vinyl, hardwood, polished concrete, and resilient tile so each product can be priced on its own.
Wall base, transitions, thresholds, stair treads, underlayment, and floor preparation are taken off as separate items. Tile patterns, plank direction, and roll widths are noted because they change the waste you should carry.

What we quantify
- Carpet and carpet tile (SY / SF)
- Ceramic and porcelain tile (SF)
- Luxury vinyl plank and tile (SF)
- Hardwood and engineered wood (SF)
- Sheet vinyl and resilient flooring (SF / SY)
- Wall base (LF)
- Transitions and thresholds (EA / LF)
- Underlayment and floor prep (SF)
- Stair treads and nosings (EA)
What the estimate accounts for
- Pattern and layout waste: Diagonal tile, herringbone, and plank layouts carry more waste than straight lay, and the factor is set per finish.
- Roll widths and seams: Broadloom carpet and sheet goods are measured with roll width in mind so seams and drops are considered.
- Substrate preparation: Leveling, moisture mitigation, and crack isolation are noted where specified or where the substrate calls for them.
- Room-by-room breakdown: Quantities are grouped by room or area so owners and contractors can track selections and allowances.
Who orders it

Frequently asked questions
Do you convert carpet to square yards?
Yes. Carpet is measured by SF and converted to SY, the unit carpet is typically sold in, with seams and roll width considered.
Can you break flooring out by room?
Yes. We organize quantities by room or area from the finish schedule, which makes owner selections and allowances easy to track.
Do you include wall base and transitions?
Yes. Wall base is measured by LF and transitions are counted at each change of floor material.
