American Estimate Hub

Construction Estimating for Florida Projects

Remote estimating and takeoffs for Florida projects, with attention to Florida Building Code wind, opening protection and roofing requirements.

Florida construction is shaped by wind. The Florida Building Code, hurricane exposure and coastal conditions affect everything from roof attachment to window and door selection. American Estimate Hub prepares quantity takeoffs and cost estimates for Florida residential, commercial and industrial projects using the drawings and specifications you share with us.

All of our work is done remotely from plans. We do not maintain Florida offices, local licenses or field staff. Our job is to give you accurate, organized quantities and clearly stated assumptions, especially for code-driven items such as impact-rated openings and enhanced roof fastening, so your team can price and bid with confidence.

What shapes a Florida estimate

  • High-Velocity Hurricane Zone requirements: Miami-Dade and Broward counties fall within the High-Velocity Hurricane Zone (HVHZ) provisions of the Florida Building Code. Products often require specific approvals, and roofing, openings and attachments follow stricter rules. We identify HVHZ-specific items on the drawings so they are not underestimated.
  • Impact-rated openings and opening protection: Windows, storefronts and doors in wind-borne debris regions generally need impact-rated products or approved shutters. We count and size openings by type so impact-rated glazing, storefront systems and protection devices can be priced on their own lines.
  • Roof attachment and uplift resistance: Roof deck nailing schedules, secondary water barriers, enhanced underlayment and fastening patterns can add material and labor beyond a standard roof. We quantify roofing by area and edge zones where the drawings detail them, and we break out flashings, edge metal and secondary barriers.
  • Masonry and concrete construction: Concrete masonry unit walls with grouted, reinforced cells and tie beams are common in Florida residential and low-rise commercial work. We take off block area, grouted cell lengths, vertical and horizontal reinforcement, and tie beam and lintel concrete.
  • Flood zones and elevated construction: Coastal and low-lying sites may require elevated foundations, flood vents or flood-resistant materials below the design flood elevation. When the plans show these requirements, we itemize piles, elevated slabs, breakaway walls and flood openings.

Frequently asked questions

Are you based in Florida?

No. We provide estimating remotely from digital plans and do not have Florida offices, local licenses or field staff. You upload your drawings, and we deliver takeoffs and estimates electronically.

Do you account for HVHZ and impact-rated products?

Yes, based on what the drawings and specifications require. We break out impact-rated windows, doors and storefronts, shutters, and HVHZ roofing items as separate lines so they can be priced accurately.

Can you estimate CMU homes with tie beams and filled cells?

Yes. We quantify block wall area, grouted cells, reinforcing steel, tie beams, lintels and related concrete, organized so your team can review them against the structural details.
