MEP estimates counted fixture by fixture and foot by foot.
Mechanical, electrical, and plumbing estimates with fixture counts, pipe and conduit by LF, duct by weight, and equipment schedules.
Mechanical, electrical, and plumbing scopes carry a large share of building cost and an even larger share of takeoff effort. We work from the MEP drawings, riser diagrams, and equipment schedules to count every fixture, device, and piece of equipment and measure every run of pipe, conduit, wire, and duct.
Plumbing is taken off by fixture and by pipe size and material, with fittings and valves counted. HVAC ductwork is measured by LF and converted to weight by gauge, with diffusers, dampers, and equipment counted from the schedules. Electrical is broken out by gear, feeders, branch circuitry, devices, and lighting fixtures by type.
The estimate is organized under Divisions 22, 23, and 26, with low-voltage and fire alarm scopes under 27 and 28 when they are included in your package.

Frequently asked questions
Can you estimate MEP from design-build or performance drawings?
Yes, with clear assumptions. When layouts are diagrammatic or incomplete, we document the routing and sizing assumptions used so you can adjust them as the design develops.
Do you convert ductwork to pounds?
Yes. Duct is measured by LF and size and converted to weight using the gauge appropriate to the size and pressure class, which is how many sheet metal shops price fabrication.
Can I order only one MEP trade?
Yes. Plumbing, HVAC, and electrical can each be ordered separately. Fee and turnaround depend on scope and are confirmed in the quote.
