Plumbing estimates counted fixture by fixture.
Plumbing takeoffs: fixtures by count, water and DWV piping by size and LF, fittings, valves, water heaters, and gas piping.
Plumbing estimates are built from fixtures and piping. We count each fixture by type from the plans and fixture schedule, then measure domestic water, sanitary, vent, storm, and gas piping by material and size in LF from plans and riser diagrams.
Fittings, valves, hangers, cleanouts, water heaters, and specialties are counted so the material list is complete. Underground and above-ground work are separated because they are installed at different times and often by different crews.

What we quantify
- Plumbing fixtures by type (EA)
- Domestic water piping by size (LF)
- Sanitary and vent piping by size (LF)
- Storm drainage piping (LF)
- Gas piping (LF)
- Fittings and valves (EA)
- Water heaters and equipment (EA)
- Cleanouts, drains, and specialties (EA)
- Pipe insulation (LF)
What the estimate accounts for
- Underground versus above ground: Below-slab and above-ground piping are separated to match installation phases and trenching needs.
- Fitting allowances: Fittings are counted where routing is shown, or carried as a reviewable allowance where layouts are diagrammatic.
- Pipe material: Copper, PEX, CPVC, PVC, cast iron, and steel are each listed by size because material changes cost and labor.
- Fixture trim and carriers: Carriers, trim, and supplies are counted with each fixture so the full fixture assembly is priced.
Who orders it

Frequently asked questions
Do you take off pipe fittings?
Yes, where the routing is shown. When piping is diagrammatic, we carry a fitting allowance and note it in the assumptions.
Can you separate underground plumbing?
Yes. Underground, rough-in, and finish quantities are separated so you can price each phase.
Do you include gas piping?
Yes, when it is shown on the plumbing drawings. Gas piping is measured by size and material with fittings and valves.
